Owner’s guide: SIRS deadlines and your rights
Which deadline applies?
- Dec 31, 2025: the general deadline for an initial SIRS for unit-owner-controlled associations that existed on or before July 1, 2022 (HB 913, 2025).
- Dec 31, 2026: the outer limit. It applies when the SIRS is completed together with a milestone inspection required on or before that date. No SIRS may be completed after Dec 31, 2026.
- After the first study: at least every 10 years.
Cooperatives fall under a different section (§ 719.106). Confirm your association’s situation with an attorney.
What the board must do after a SIRS
- Within 45 days, notify owners that the SIRS is complete and available to review.
- Within 45 days, report completion to DBPR through the association’s online account.
- Directors and officers sign an affidavit confirming they received and reviewed the SIRS.
